The Phase I Environmental Site Assessment provides Due Diligence in reporting the history of the property, its current uses, and the environmental condition. If the Phase I or other information suggest a potential for contamination, soil and/or groundwater testing should be conducted as part of a Phase II Environmental Site Assessment.
A Phase II Environmental Site Assessment is a limited testing study to determine if contamination is present. It is not intended to identify the extent of contamination or replace any governmentally required cleanup assessments.
