Often a successful transaction depends on accurate and non-ambiguous Phase I and/or Phase II
Environmental Site Assessments, which describe current and past environmental conditions of a site.
The purchaser, lessee, lender, or other user should be able to rely on due diligence reports that
provide complete and accurate information that complies with protection from CERCLA liability
that is afforded by the EPA “All Appropriate Inquiry” Rule.
Within 1-2 days Empire Environmental, Inc. can review Phase I and Phase II due diligence
documents for accuracy and content to determine whether compliance with the EPA rule and the
ASTM Standard for Phase I Environmental Site Assessments - ASTM Designation: E1527-05 has been
achieved. If outstanding issues are discovered, Empire’s review will point them out and provide
recommendations to address such issues.
